(2) Category A warehouses are spaces that facilitate efficient supply chain operations for any company. Category A warehouses minimize the total cost of ownership (TOC) for development.
A Grade A park would have a building aspect ratio of 1:1.5-1:3 with a minimum eave height of 70 feet (11 m). The number of piers in such a park is 1 per 10,000 square feet or less of plinth area.

A pad of at least 25.5 meters in length in a Grade A concrete parking area must support at least 40-foot trailers, and all internal lanes must allow unrestricted movement of trailers. Depending on the size of the warehouse, there should be 2 to 4 total lanes.
*To ensure efficient operation, amenities such as fire systems, CCTV surveillance, building insulation, LED lighting, security systems and other critical aspects must be designed well in advance. An effective Grade A park must have an adequate number of entrance/exit gates and parking spaces based on a thorough assessment of park traffic, as even one minute of delay can have a direct commercial impact.
